EasyHUD.com – Time is money and in the short sale marketplace there is nothing more urgent than getting the complete packet submitted to the lender with an estimated HUD-1 Settlement Statement.  The lender won’t even look at your packet unless it includes a HUD.  A busy title company can take hours, if not days to get you an estimated HUD.  Don’t stress or get frustrated, do the HUD yourself! 
 
For years I prepared HUDs at the law firm I worked for – we did them the “old fashioned” way – no fancy program, just a template in MS Word.  While that worked, it was time- consuming and mistakes could easily happen.  Not with this program half the work is done for you. Michelle Spalding, TMC.

5 EASY STEPS to LOVE YOUR LIFE 
  
As Valentines Day approaches all of us at TMC thought it'd be great to remind you to take the time to Love You.  With the crazy market that we are experiencing we all face challenges that test our ability to focus on our success.  Now more than ever, we must take care of ourselves.  Here are 5 steps we found helpful at RealAge.com:

Do you know where your business is
coming from?
  When you do, generate more of it
 
 When you find something that generates income, do more of it, right?  With that said, do you know with certainty where your business is coming from? 
 
Here's a simple challenge for you and a way to start increasing your business:
 
Make a list of the last 25 phone calls you received from inquiring buyers or sellers.  If you can't do 25, that's fine. Just make a list.  Now dissect that list and determine where those calls came from.  Grab your multi- color highlighters and use one color for one source, another for the next source and so on until you've identified all the sources and labeled them.  If you like spreadsheets you could easily do this in Excel. What made your phone ring? Was it buyers calling due to a sign?  Sellers calling from an advertisement you placed in the community paper?  The bench with your photo and phone number on it?  The mailing piece you sent to your farm area?  Referral from past client?  Your website? An email campaign?
 
Now that you've identified where your most recent calls came from, create a plan and put it into action to get more of those calls!  It's really that simple.  You'll be amazed at how your business can increase by focusing on doing more of what you've proven works.
 
Many will try something for a while, then jump onto the next thing that someone walks into their office selling.  At the end of the year they can't figure out what to budget for next year because they have no idea what worked and what didn't. 

Before you spend another dollar on marketing or advertising, complete this challenge.   It's also helpful to create a spreadsheet or a notebook or some other method you are comfortable with to track these results on a regular basis.   You'll be amazed and happy to find out where your business is coming from and just as important, where it isn't. 

Consider this. The person who makes the most money with advertising is often the person leaving your office with your check.

  I confess. I love to read.  I read for business advancement, personal improvement, fun, inspiration, pleasure and a host of other reasons.  I am also a huge fan of biographies and auto-biographies.  When I find a book I love, I am known to sink myself down in a comfy chair and soak it up at lightning speed.  No matter what the subject is, each time I read a new book I learn something new and I love to share.  Each month, it's my pleasure and my privilege to share a few thoughts on a book I've recently read and a bit about what I learned that I hope you find helpful.  
 
Pour Your Heart Into It by Howard Schultz

I read this book a few years ago and then again recently. It's the story of how Starbucks Coffee became the Starbucks we see today.  It wasn’t always a place to go and get a fancy cup of coffee.  Starbucks was originally a coffee roaster that sold beans and coffee makers in their retail stores.  Howard Schultz, the CEO, became captivated by what Starbucks could be - not by what it was in the 80’s when he joined the company.  He envisioned a far different company from what he saw – he thought he could expand nationwide by combining the Italian artistry of espresso-making with the selling of fresh-roasted coffee beans.   He was passionate about creating another place where people would feel comfortable - sociable gathering spots away from home and work.  It was exactly what he’d seen while visiting Italy that shaped the current Starbucks experience we see today.  While his ideas weren’t met with open arms and immediately embraced, he persevered and turned his passion into profits.

 
Howard came from extremely humble beginnings to become the CEO of one of America's fastest-growing and most progressive companies . His story reminds us that it’s what we are passionate about and focus our energy on that pays off.

 

Here are a few things that I took away that I think you’ll find helpful:

1.  Naysayers never built a great enterprise and nobody ever accomplished anything believing the naysayers.  Following the road less traveled has its advantages- less traffic!  Believing in your dream and following your passion leads to unbelievable results.
 
2.  The best way to build a brand is one person at a time.  Starbucks does not do much advertising.  What they do is take care of their employees, believing that the best way to make customers happy is to have happy employees.  Their secret is the personal attachment their partners (that’s what they call employees) feel and the connection they make with the customers.  It’s that experience that keeps us going back, not the price.
  
3.  Luck is the residue of design.  Good luck comes to those who plan for it.  Focus on what you want, keep your eyes open to opportunities and act when they show themselves.   

 4.  If no mentor finds you, seek one out.  It can be lonely being a small business owner.  Few people share your frustrations and anxieties or understand why you are sticking with what they may call a sinking ship.  Seeking out a seasoned veteran who can provide you advice, guidance and support is extremely beneficial.

When the cards are stacked against you, the market is slow and money isn’t flowing the way you’d like it or need it to, remember if you’re following your passion, the profits will come.  While this book was written about 10 years ago, it’s perfectly fitting for today’s market.
